Same rent, different cadences

Take a typical AED 150,000/year rent in Dubai or Abu Dhabi. The number of cheques alone changes your annual cashback by a factor of two — quarterly payments pay double what monthly or semi-annual cadences do, because of how Liv's tier thresholds and AED 1,500/month cap interact.

Why this card wins on rent

1.

Full cashback rate on rent — not the 0.1% bucket

Most UAE credit cards push rent (MCC 6513) into a 0.1–0.5% reduced-rate bucket alongside utilities and government payments. The Liv Cashback Plus Credit Card pays its full tier rate on every rent dirham processed as MCC 6513.

2.

Generous AED 1,500/month cap for typical UAE renters

The cashback cap clears at roughly AED 37,500 per cheque on the 4% tier — comfortable headroom for most UAE renters paying under AED 30,000/month, and easily covered by quarterly cadences up to AED 150,000/year rent.

3.

Tier-stacking compounds when rent + other spend ≥ AED 15K/mo

Rent counts toward your total monthly card spend. Routing AED 10,000 rent plus AED 5,000 of groceries, dining, and fuel through Liv Cashback Plus puts every dirham — rent included — at the 4% top tier.

4.

No annual fee in year one

Liv waives the AED 735 annual fee for the first year of the Liv Cashback Plus Credit Card. Use that year to break even on cashback before deciding whether to renew.

How to pay rent on the card

UAE landlords don't accept credit cards directly. Tern routes the card payment to your landlord's bank account by bank transfer with no service fee — so every dirham of cashback the Liv Cashback Plus Credit Card pays you is yours to keep.

Tern Rewards

Visit Tern Rewards →

Tern charges your Liv Cashback Plus Credit Card and sends the money directly to your landlord's bank account by bank transfer — no service fee on the transfer itself. On top of Liv's cashback, Tern pays its own ~2% loyalty points (redeemable at Amazon, Carrefour, and other UAE retailers) on the same transaction. Match Tern's payment schedule to the cheque cadence above — monthly or quarterly transfers depending on your rent band.

Rent cashback FAQ

Get answers to common questions about credit cards, applications, and managing your finances in the UAE

The Liv Cashback Plus Credit Card applies its tiered cashback rate to every transaction in a billing cycle, including rent paid through a card-accepting platform that codes as MCC 6513 (real-estate / rental housing). The rate depends on your total monthly card spend: 1% below AED 10,000, 2% between AED 10,000 and AED 15,000, and 4% at AED 15,000+ — capped at AED 1,500/month across all categories.

Tern charges no service fee for the card-to-bank rent transfer itself, so the cashback Liv pays you is your net return. Other UAE rent-payment platforms charge premiums on top of base rent — always subtract any platform fee from the cashback before committing.

Paying rent on a credit card does not by itself affect your AECB credit score. What matters is utilisation (keep total card balance below 30% of total credit limit) and on-time payment of the statement balance. The Liv Cashback Plus Credit Card reports to AECB like any other UAE credit card.

AED 15,000 monthly minimum salary. Liv (Emirates NBD) may verify salary via WPS, payroll registry, or recent bank statements. Approval is subject to Liv's underwriting checks; pre-apply on Kredit confirms basic eligibility before you reach Liv's application.

Most UAE banks code rent (MCC 6513) into a reduced-earnings category alongside utilities, government, and telecom payments, paying 0.1–0.5% instead of the headline rate. The Liv Cashback Plus Credit Card is one of the exceptions — rent transactions earn the same tier rate as your other card spend.

For total annual rent up to ~AED 120,000, quarterly (4 cheques) usually wins because it lifts each cheque into the 4% top tier without triggering the AED 1,500/month cap. For rent above ~AED 180,000/year, monthly (12 cheques) wins because you're already in the 4% tier and monthly cadence avoids the cap. Use the calculator above to see the exact numbers for your rent.
